Chennai, 30 June 2025: Ample Parks, a partnership between Actis and Mahindra Lifespaces, today announced the launch of its first Industrial and Logistics Park in Mahindra World City, Chennai. With an estimated capital investment of ₹800 crore, this project is the largest Grade-A industrial space currently available within the Domestic Tariff Area of MWC. Covering about 71 acres, Ample Parks offers around 2.1 million square feet available for leasing. It is well-positioned to address the growing demand for high-quality industrial and logistics infrastructure.
This facility is strategically located near the Oragadam Industrial Corridor and the Maraimalai Nagar micro-market. It mainly serves industries such as engineering, auto and ancillaries, electronics, and white goods. It provides flexible built-to-suit options along with ready-to-move-in spaces for R&D and commercial use. The project aims to generate annual revenue of Rs. 110 crore after completion, totaling around Rs. 1400 crore over the next 10 years.
In addition to its size and flexibility, Ample Parks distinguishes itself with a strong focus on sustainability. It meets 50% of its power needs from renewable sources. The development includes 441,000 square feet of green space and over 8,000 trees, creating a sustainable industrial ecosystem.
Akash Rastogi, Chief Executive Officer and Director at Ample Parks, said, "Ample Parks MWC is ready to be a leading industrial ecosystem, offering commercial, industrial, and logistics facilities. We want to help industrial users achieve operational efficiencies and promote their growth in this promising area. Besides supporting business growth, the project will create jobs for nearly 11,000 people. Our goal at Ample Parks is to become a top provider of industrial and logistics real estate solutions for both global and local companies. We aim to acquire and develop ten times our current land portfolio in the next 5 to 7 years across India through various projects."
Ample Parks also plans to expand beyond Chennai by focusing on key tier 1 cities in India, such as Mumbai, Delhi NCR, Ahmedabad, Pune, and Kolkata. These cities are seeing increasing demand for industrial and logistics real estate driven by rising consumption and manufacturing activity. Moreover, Ample Parks sees strong growth potential in tier 2 cities like Lucknow, Jaipur, Guwahati, and Nagpur, which are important regional economic centers and offer great expansion opportunities.
The launch event attracted a notable group of industrial occupiers, consultants, brokers, and financial institutions, highlighting the growing interest and optimism around Chennai’s booming industrial and warehousing real estate market.
